Rosenthal & ExcellCommercial Real Estate Services, Inc.
Key personnel

You work with the principals.

Rosenthal & Excell employs no outside agents. The two people who founded this firm in 1987 are the two people who will handle your property.

Howard began his career in commercial real estate nearly five decades ago with the Considine Company of Atlanta. Moving to the Inland Empire, he served as the Executive Director of the Bank of Hemet’s real estate development division from 1984 to 1987.

In July 1987, Howard paired his deep banking, underwriting, and development background with Guy Excell to co-found Rosenthal & Excell. He brings institutional-grade underwriting expertise and a lifetime of regional market knowledge to every single client engagement.

Focus

Complete macro-level asset management, sophisticated financial modeling, and risk mitigation for medical office, retail, and professional office assets. He specializes in comprehensive income-expense management and deploying advanced trend analysis to protect client equity.

Track record & investment strategy

Over nearly four decades, Howard has directed the deployment and preservation of multi-million dollar client portfolios. His approach rejects transactional brokerage volume in favor of generating highly predictable, stabilized income structures for long-hold private investors, medical groups, and public agencies.

Guy is a lifelong Hemet resident with a deep structural understanding of Inland Empire real estate. After earning his degree from the USC School of Business, Guy uniquely positioned himself in the market by securing both his commercial real estate broker’s license and his general contractor’s license.

This dual expertise allows Guy to analyze assets from both a financial perspective and a physical, structural viewpoint. Since co-founding the firm in 1987, he has personally overseen the premium daily operations, construction management, and physical preservation of the firm’s entire management portfolio.

Focus

Hyper-precise lease abstraction, purchase contract diagnostics, and physical-to-financial asset evaluation. He specializes in aligning complex contract details with structural realities across the medical, retail, and office sectors.
